Loft Rentals: How to find and rent a loft in Downtown Los Angeles

Individually Owned Lofts or Managed Communities?

Of the 160 residential properties in Downtown L.A., about 60 of them are loft-style condominium buildings with individually owned units.  The other 100 or so buildings are apartments and other managed communities with loft units.  The managed communities usually have leasing offices, while the individually-owned lofts generally do not.This article will help prevent frustration by making the Downtown loft search easier.  It will save time and money by helping to find hidden loft bargains.  It will reveal a method of getting three months of searching done in about three hours.  Lower rents, lower deposits, nicer selection of lofts can all come into sight when one is aware of unadvertised, unlisted, hard-to-find lofts.
The managed communities and owner listings will only push their own units, while a listing by a real estate agent can lead to additional services such as offering to show several different buildings in a desired price range during the same appointment. A loft specialist Realtor® provides pros and cons on each one.  By knowing the positives and negatives up front, one can often make a better decision in advance, without needing to learn tough lessons after moving in.  The real estate agent may provide a warning in advance about which buildings have thin walls and noise problems, higher crime rates, issues with maintenance and management, etc.  The Realtor® can also provide a comparison of which might be the better value. The agent can often provide applications for more than one unit, and sometimes save the applicant money by only charging for one credit report for multiple applications.

Downtown Los Angeles is like a glazed donut in the shape of its neighborhoods.  The outer edges are the preferred areas, while the “hole” in the center is Skid Row, where many new residents try to avoid.  A Realtor® can help guide newcomers to the right neighborhoods.  Some prospective residents prefer the new, upscale neighborhood of South Park, while others like the raw, industrial feel of lofts buildings in the Arts District.  Many prefer to be in a neighborhood such as the Old Bank District where they can walk to their favorite stores, restaurants and entertainment, while others prefer to drive to most places.  The more isolated neighborhoods usually offer larger loft units, along with better parking situations such as free guest parking on the street.
Most real estate agents will show only the individually owned lofts because they get paid a commission after the client finds the right place.  When asked, the agent will usually not show a building with a leasing office because the management will usually not pay the agent anything.  The agent will tell the client that the individually owned lofts are better because they are largely owner-occupied with residents who are better neighbors.  The other side of the argument is that the leasing communities can provide twice as many units to choose, from often for less money than the individually owned lofts.  The real estate professionals at Loft Living L.A. offer to show both types of loft buildings in a paid tour.

Target Store Opens In Downtown Los Angeles To Eager Residents

October 11, 2012 (Los Angeles, CA)  –  Discount retailer Target began with a soft opening in its new Fig at 7th CityTarget location in Downtown Los Angeles yesterday.  The grand opening is set for tomorrow Saturday October 12.  The early opening gave the store management and employees a chance to present the operation to the public and make last minute improvements to iron out any kinks.

The large location contained its usual mix of high quality and flimsy Chinese-made merchandise.  There were a few rough patches.  One of the checkstand conveyor belts was not working.  One couple who tried to buy a new home garbage pale opened the box to find that it was too cheaply made, with the lid going askew.  The worse problem as one might expect was the garage located about a half block away in the Ernst and Young parking structure.  There were few directionals to inform Target shoppers of which way to go to get into the store.  Almost no directional signage.  Instead, the elevator had some confusing buttons with world cities on them.  Shoppers did not know whether to go to Amsterdam or Brussels.  Topping off the problems was a parking security guard that stopped this writer from taking photos of the surrounding neighborhood in the walkway outside of the garage.  “No photography allowed here,” he said.  Fortunately, the camera already contained photos of the store.

Everyone agrees that the new Downtown City Target gets an “A” for design, decor and layout.  Minus some of the flimsy trash cans for sale, merchandise overall is very desirable, with competitive prices and a great selection of unique and useful products.  The checkstands and conveyor issues will certainly get worked out.  We can only hope that guests will be made to feel almost as welcome in the 7th Street parking structure as they are in the store.

Luma is the second green residential building in downtown Los Angeles (right behind her sister building, Elleven) and is pursuing LEED certification from the U.S. Green Building Council.  What does that mean, you ask?
Well, LEED certification is the nationally-recognized standard for sustainable and environmentally focused construction. For a building to be LEED certified it must be designed and built to strict standards set forth by the U.S. Green Building Council. The goal is to create a building that uses less energy, fewer natural resources, and is environmentally responsible — locally and globally.
As a building pursuing LEED certification, Luma is being created to these standards, using sustainable materials, efficient construction techniques, and a thoughtful, eco-friendly approach.
Sustainable materials are things that look and function as well as, or better than, conventional materials, but have less impact on the world around us. Things like recycled-content materials, low-emitting points and finishes, energy-efficient lighting and dual-flush toilets that conserve water.
Green construction techniques include everything from transporting materials to the construction site more efficiently to putting throught toward how we can integrate the building into its neighbood with minimal impact. Or using tall windows that let light flor in, which saves on lighting energy. Or using treated glass and sunshades, which save on cooling energy.
All of this is a price-competitive with conventional building techniques. So it doesn’t cost you any more. It just requires a bit more effort and thinking on our part.
So why do we do it?
Because it’s the right thing to do. because we all live on this planet. Because, all things being equal, why wouldn’t you choose green?
