New Lofts Buying Tips:

L.A Loft Blog

New Lofts Buying Tips:

This weekend several buyers are viewing New Loft Properties.  As the new year begins to unfold, more and more buyers are making appointments and getting a head start on touring the downtown lofts that are available.  We love to show the new lofts and see the excitement in buyers eyes.

When we represent new buyers, we have several helpful recommendations so they can be prepared for successful bids and and avoid stress.  Usually buyers get the following information in a email as they start to tour lofts, today we wanted to share this knowledge.

IMPORTANT HOME BUYING TIPS:

The number one tip is you must bring a downtown loft specialist to your very first viewing.     Sellers often require it and you need an agent representing your interests.

Our free home buyer consultation is your first step to a successful home purchase.  Because we specialize in Lofts, we can tell you what to expect, both the good and the bad.  While being enthusiastic and energized is a good thing, and buyers may not want to hear bad news for fear of loosing enthusiasm, we believe that understanding fully what is going to happen in a purchase will fight against buyers remorse and help a person be fully satisfied with a purchase of new home.

Place your highest and best offer on the very first day of a listing.  Prices and terms are negotiable.  You may ask the seller to pay some of your expenses such as closing costs.  If you ask for too much, you may lose to another offer.  Waiting to see how other buyers act in the market is a mistake it often leads to missing the opportunity to purchase the loft that you want the most.

Most purchases entail delays and unexpected miscellaneous expenses.  Some transactionsfail after incurring expenses for the prospective buyer.  Some borrowers are unable to obtain financing.   By experience of working with lenders, it pays to work with lenders that are experienced in lending that is specifically designed for lofts.  While we have a preferred lender and would highly recommend them, if you have a lender there are several questions you should be asking them.  When you meet with us for a free consultation we can help you prepare questions for you lender.
  • Delays are common.  Be sure to allow plenty of extra time for moving, and extra money for unanticipated costs.
  • Ensure that the seller has installed a carbon monoxide detector before the inspections.
  • HOA move in fee, move out fee and HOA move in security deposit are often required; ask HOA for details.  A move in appointment and information form is required by most HOAs.
  • Electricity may be turned off before or right after your purchase.  Contact the HOA well in advance to make move in arrangements.
  • Call DWP to turn on your electricity ladwp.com 800-dial-dwp
  • SoCal gas 1-800-427-2200

Fashion District Lofts and a Great Neighborhood to Live In!

DTLA districts.

With many new lofts coming onto the market next month, I have decided to write a series of blogs on the Districts of Downtown Los Angeles.  If you are interested in purchasing a loft or just interested in the growing downtown area, it’s better to know the districts.

The Fashion District is full of industrial buildings that are now converted to lofts as well as newly constructed lofts.

Santee Alley is one of the most popular shopping areas in the LA Fashion District, best known for its festival-like atmosphere and amazing bargains. Santee Alley's over 150 stores and vendors sell everything from apparel for the entire family, accessories, toys, perfume, gift items and much more!

The LA Fashion District is where the business of fashion happens.

80% of the LA Fashion District is comprised of wholesale-related business and is the hub of the apparel industry on the West Coast. Buyers, retailers, wholesalers and designers all gather here, creating an exciting synergy that has become synonymous with Los Angeles fashion. The world looks to LA and the LA Fashion District for the cutting edge styles that are influencing the way the world dresses.

ECKARDT LOFTS

The LA Fashion District is home to the largest  wholesale and retail floral selection in the United States.

Focused along 8th Street, virtually every  variety of cut flower can be found, plus potted plants, dried and silk flowers  and floral supplies. The LA Flower Market, the largest flower market in the  United States, is centered along Wall Street, between 7th Street and 8th Street  and is the premier resource for those in the floricultural industry.

The LA  Flower Market is comprised of the American Florist Exchange and the  Southern California Flower Market. Many other flower stores can be found on 8th  Street, between Wall Street and San Pedro Street. These stores are open to  wholesale and retail during normal business hours and require no admission fee.

Santee Village is a community of 7 various building in the heart of Downtown Los Angeles. Three of the seven loft buildings are Condos/Lofts which means individual home owners run the building. Four of the seven buildings are rental buildings managed by Santee Court.  Click on one of the below links to see available condo/loft units for sale and for lease.

Lofts are going to market this year, and there are fewer loft warehouse conversions available in the future.

I can provide the earliest viewings while most must wait until these Lofts open to the general population and most realtors.  I can submit the earliest bid to the developers before the competition comes into play, getting you ahead of the competition and inflating the prices for these Downtown Lofts! Buyers who see the new lofts early often get the best units at the lowest prices.
