The best strategy is to remain open minded, have a list of "wants" for amenities.  It is best for the buyer to not say, "this is the ONE I want.".  When a loft conversion building gets completed and begins to sell to the public, many buyers will get in quickly to buy a specific unit.  In the past our team has seen loft buildings sell out and many of those properties are upside down because they overpaid.
Buyer's MUST bring a Downtown specialist on the first visit or the seller may notdowntown-la-lofts-exclusive allow the buyer to obtain proper representation.  Once a buyer has chosen to formally represent themselves, the seller may not let you change your mind.  The seller may act like they represent the buyer initially, and later on the paperwork will state the buyer has chosen to represent themselves.
In our experience we have seen 100% buyers pay more for new construction properties when they are not represented by a buyer's agent.

Pricing of the new lofts may have some flexibility, and may rely on the knowledge and ability of the buyer’s agent to help assess the investment value, and then to get the seller to come down to the bottom-line price.
All Downtown loft buildings have pros and cons that require the assistance of a Downtown loft specialist.
The developers request that buyers bring their agent to the first viewing of the new lofts. The Keller Williams Loft Team in Downtown Los Angeles provides the most experienced agents in Downtown purchases. It costs nothing for buyers to get help from the team that has provided the most exclusive first-to-see access to new lofts in the neighborhood.

4. Higgins Building (Click Here For an extended article

108 W 2nd St, Los Angeles, CA 90012.

The landmark Higgins loft condominium building takes downtown history full circle. It was conceived in 1910 by copper tycoon Thomas Higgins, and designed in the Beaux-Arts style by Architects Arthur L. Haley and A.C. Martin. Surrounding the building lay architectural masterpieces including the Caltrans headquarters, Historic LA Times building, City Hall and the LAPD headquarters.

Stepping into the lobby entrance, one is immediately taken back to the storied downtown of yore. The interior is graced with vestiges of classic detailing including mosaic tile flooring, caged elevators rebuilt with birds eye maple, meticulous ironwork, imported marble wainscoting throughout the hallways, original zinc covered doorways, and windows. Select units have impressive views of the downtown skyline and Walt Disney Concert Hall.

5. Beacon Lofts

The residences are industrial style lofts with distressed concrete floors, concrete walls up to 11 feet high, concrete ceilings and, in some units, thick concrete columns. Sleeping areas are divided by walls, although some condos, like a pair of two-story penthouses, have a separate bedroom.

The residences include stainless steel appliances and washer and dryer hookups. Twenty-eight condos facing Alameda Street have balconies that resemble metal fire escapes.
To combat noise from passing trucks, the units have dual-pane windows.

The property is gated and includes a narrow dirt dog run in the rear of the parking lot. The exterior of the building is gray and minimalist. The small lobby contains a pair of couches in front of a green wall and the narrow hallways also have distressed cement floors.

The project offers a rooftop patio with a barbecue and Jacuzzi. There is no space for retail.
