New Lofts Buying Tips:

This weekend several buyers are viewing New Loft Properties.  As the new year begins to unfold, more and more buyers are making appointments and getting a head start on touring the downtown lofts that are available.  We love to show the new lofts and see the excitement in buyers eyes.

When we represent new buyers, we have several helpful recommendations so they can be prepared for successful bids and and avoid stress.  Usually buyers get the following information in a email as they start to tour lofts, today we wanted to share this knowledge.

The number one tip is you must bring a downtown loft specialist to your very first viewing.     Sellers often require it and you need an agent representing your interests.

Our free home buyer consultation is your first step to a successful home purchase.  Because we specialize in Lofts, we can tell you what to expect, both the good and the bad.  While being enthusiastic and energized is a good thing, and buyers may not want to hear bad news for fear of loosing enthusiasm, we believe that understanding fully what is going to happen in a purchase will fight against buyers remorse and help a person be fully satisfied with a purchase of new home.

Place your highest and best offer on the very first day of a listing.  Prices and terms are negotiable.  You may ask the seller to pay some of your expenses such as closing costs.  If you ask for too much, you may lose to another offer.  Waiting to see how other buyers act in the market is a mistake it often leads to missing the opportunity to purchase the loft that you want the most.

Most purchases entail delays and unexpected miscellaneous expenses.  Some transactionsfail after incurring expenses for the prospective buyer.  Some borrowers are unable to obtain financing.   By experience of working with lenders, it pays to work with lenders that are experienced in lending that is specifically designed for lofts.  While we have a preferred lender and would highly recommend them, if you have a lender there are several questions you should be asking them.  When you meet with us for a free consultation we can help you prepare questions for you lender.
  • Delays are common.  Be sure to allow plenty of extra time for moving, and extra money for unanticipated costs.
  • Ensure that the seller has installed a carbon monoxide detector before the inspections.
  • HOA move in fee, move out fee and HOA move in security deposit are often required; ask HOA for details.  A move in appointment and information form is required by most HOAs.
  • Electricity may be turned off before or right after your purchase.  Contact the HOA well in advance to make move in arrangements.
