Barker Block is an adaptive reuse of an historic warehouse. This allowed them to keep and repurpose original and historic elements, like exposed rafters showing a century of character, period wood floors and brick walls from the early 1900s. 4. Higgins Building (Click Here For an extended article)
108 W 2nd St, Los Angeles, CA 90012.
The landmark Higgins loft condominium building takes downtown history full circle. It was conceived in 1910 by copper tycoon Thomas Higgins, and designed in the Beaux-Arts style by Architects Arthur L. Haley and A.C. Martin. Surrounding the building lay architectural masterpieces including the Caltrans headquarters, Historic LA Times building, City Hall and the LAPD headquarters.
Stepping into the lobby entrance, one is immediately taken back to the storied downtown of yore. The interior is graced with vestiges of classic detailing including mosaic tile flooring, caged elevators rebuilt with birds eye maple, meticulous ironwork, imported marble wainscoting throughout the hallways, original zinc covered doorways, and windows. Select units have impressive views of the downtown skyline and Walt Disney Concert Hall.
5. Beacon Lofts
The residences are industrial style lofts with distressed concrete floors, concrete walls up to 11 feet high, concrete ceilings and, in some units, thick concrete columns. Sleeping areas are divided by walls, although some condos, like a pair of two-story penthouses, have a separate bedroom.
The residences include stainless steel appliances and washer and dryer hookups. Twenty-eight condos facing Alameda Street have balconies that resemble metal fire escapes.
To combat noise from passing trucks, the units have dual-pane windows.
The property is gated and includes a narrow dirt dog run in the rear of the parking lot. The exterior of the building is gray and minimalist. The small lobby contains a pair of couches in front of a green wall and the narrow hallways also have distressed cement floors.
The project offers a rooftop patio with a barbecue and Jacuzzi. There is no space for retail.
